Seattle Washington has seven main locations for office space for lease. Capitol Hill, First Hill, Central Business District, Denny Triangle, Lake Union, Pioneer Square, Uptown, and the waterfront. The largest volume of total office space is located in the Central Business District of Seattle.
In 2009 it was estimated that there were over 31 million square feet of office space in downtown Seattle located in 120 major office buildings. Office space in Seattle is categorized in five different types.
Post 1980 Class A Office Space – A majority of the office space in Seattle is considered to be Post 1980 Class A Office, which means that the office space is less than 30 years old and of the highest quality.
Pre 1980 Class A Office Space – Pre Class A office space is still considered to be a high quality space, but older than 1980. Because many of the office buildings in Seattle are older, there is still a significant portion of office space that fits this classification.
Class B Office Space – Class B office space is generally older office space that needs renovation. These buildings are often in a less desirable location or suffer from chronic vacancies.
Fringe Class A Office Space – Fringe Class A office space is newer space of high quality that is located outside of the downtown core. Examples would be new office buildings in South Lake Union or Uptown Seattle.
Renovated Office Space – Renovated Office Space or Class R office space, is similar to Pre 1980 space, but is more specific to renovated buildings with architectural interest. This type of space is popular for businesses looking for a boutique design.
